1. Why should I sell my property to you rather than list it with a Real Estate Agent?

A. That’s an easy question to answer, if you have never sold a property before lets go through all the checklist things you need to do before you can place your property on the open market.

-First, you have to spend time finding a reputable realtor to list your property and sign a bunch of paperwork and disclosures that says you will pay 6% in commission fees, and their estimation of your properties value is dependent upon the market demand. Does not sound like much but if your property is worth 250-400 thousand that’s 15- 24k for taking pictures and filing paperwork.

-After the paperwork is done it's time for the realtor to come put the sign in the yard and then the misery and stress starts. You begin to lose your privacy because people will drive by and stop in front of your property to take pictures every day until it sells. 

-So you start by deep cleaning every inch of your house for the next few weeks, don’t forget those places you have never cleaned before like the ceiling fans.

-If your property needs repairs and updating, the realtor will tell you it’s going to be a difficult sale and you won’t get market value for your property. So you decide to spend hours finding a reputable contractor who will probably overcharge for the updates because they know you are trying to sell. Then you have to find a way to fund the costly remodels and create time for them to work on the house.

2.) We will listen very carefully to your wants, needs, and concerns to provide you with knowledge about your options and our recommendations on what to do. If our solutions match what you are looking for, then we will schedule a time to look at the property.

3.) We will set up a time that is most convenient for you or your tenants to come by and see your property (10-15 minute walk-through).

4.) Once we have seen your property we will calculate multiple customized offers to purchase your property and deliver them to you within 24 hours.

5.) We submit these offers to you through e-mail or USPS and you decide if the purchase price and terms fit your situation and deliver a stress-free real estate transaction. Once we come to an agreement, you have complete control of how the rest of the transaction plays out and you are in full control of the closing date. 

6.) The title company will prepare the proper paperwork and we will close the transaction on the date chosen by you. 

7.) Title will disperse your funds however you choose.

8. How do you determine how much you can pay for my property?

A. How much we can pay is determined by what other similar properties are selling for in the area that are fully updated and remodeled. We take that price and subtract what it will costs us to sell the property, what it will costs to do the repairs, and decide whether we want to keep it as a rental or put it on the open market. We have construction crews that perform the updates and repairs on the property and because we do multiple projects per month we are given wholesale prices on materials and labor. This allows us to be able to keep our costs down and offer you more for your property.

9. Am I restricted to selling to you, or obligated in any way, if I call or submit my information to your website?

A. Absolutely not! You are not obligated to do anything with us if you do not wish to. You will not be charged anything, in fact, you could use our bid to help negotiate with another buyer or use it at the bank as an appraisal.

 

10. How long does it take for you to evaluate my property?

A. Not long at all. We can usually walk-through a property and determine the repairs needed to bring your property to market value in less than 30 minutes. We will have already done a lot of research on the property so you will not have to wait longer than 24 hours to receive your multiple offer plan.
